Our Story
Built to Solve a Problem That Isn't Going Away
Ontario needs 1.5 million new homes. Site-built construction — slow, weather-dependent, labour-intensive — cannot deliver them fast enough or affordably enough. Modular factory-build can.
ModularHomes400.com was founded by James Clarke, Julius Suraski, and Michael Levinson with a single conviction: the modular housing industry in Ontario needed a professional, authoritative home — a platform that buyers could trust, REALTORS® could rely on, municipalities could engage with, and landowners could partner through.
Named for the Highway 400 corridor — and the two billboards overlooking it that drive our earliest traffic — MH400 is built around the idea that factory-built homes deserve a platform that matches their quality. CSA A277 certified, bank mortgageable, move-in ready in five months. Ontario already knows this technology works. We're here to make sure Ontario knows where to find it.
Our longer-term mission goes beyond the platform: through Fountainhead Villages, we partner with landowners to develop attainable 55+ modular communities across Ontario — giving seniors a dignified, independent, and affordable alternative to the limited options they currently face.

Standards Matter
Every home we distribute is CSA A277 certified — the same standard Ontario's building code requires. We don't list or sell uncertified product, period. Your mortgage, insurance, and title depend on it.
