Our Story

Built to Solve a Problem That Isn't Going Away

Ontario needs 1.5 million new homes. Site-built construction can't deliver them fast enough or at a price people can pay. Modular factory-build can.

Modular Homes 400 is Ontario's modular housing dealership and project delivery partner. We coordinate the build from factory production to on-site finishing, working alongside the local trades and project partners each build requires.

James Clarke, Michael Levinson, and Julius Suraski founded ModularHomes400.com on one observation: Ontario's modular housing industry didn't have a professional storefront. Buyers couldn't find honest information. REALTORS® had no place to send clients. Municipalities and landowners had no obvious partner to call. We built the platform that should have already existed.

The name comes from Highway 400. Two billboards on that highway drive our earliest traffic. Ontario already knows this technology works. We're here to make sure Ontario knows where to find it.

The bigger picture: partnering with landowners to develop attainable 55+ modular communities across Ontario. Seniors here have too few real housing choices. We're building more.

Day-to-day operations, sales, and supply chain. 35 years in residential and commercial real estate. Licensed REALTOR® (TRREB), certified Level 2 Mortgage Agent. Oversaw the build-out of Lost Forest, a seniors' community built using modular housing. The primary point of contact for project financing.

Forty years across real estate, hospitality, and technology — with real estate as the constant. Built the hotel division of the family real estate business, including two suite hotels in downtown Ottawa. In 1995, founded an internet software company in the hospitality space, before most people knew what the internet was. Spent the next two decades between software, hospitality, and tourism, never leaving the real estate roots. Immediate past Chair of TICO (Travel Industry Council of Ontario), and the first ministerial appointment to that role.

Partner

Financial and operational oversight. Active in real estate as a principal, with a background in accounting, asset-backed lending, and small-business finance. Provides the financial discipline behind project budgeting and partner agreements.

Operator credibility. Financial discipline. Execution capability. We bring all three to a partnership.

We bring an extensive network of professionals across real estate development, site servicing, land planning, municipal approvals, taxation, and finance. Whatever specialist input a project requires, we have the relationships to bring it in. The team scales with the project.
