2. What Information We Collect
We collect only what we need to do business with you. Specifically:
From contact and inquiry forms
- Name, email address, phone number, and the content of any message you submit.
- If you indicate which audience you belong to (buyer, REALTOR®, landowner, government, service partner), that classification.
- Marketing consent: whether you opted in to receive emails from us.
From the ADU/ARU eligibility checker
- The street address you enter to check eligibility.
- Property details you provide: lot size, existing dwelling count, property type.
- The eligibility result we returned to you (so we can follow up if you ask us to).
- Address autocomplete is provided by Google Places. Your typed input is sent to Google to provide suggestions, subject to Google's own privacy policy.
From gated downloads (REALTOR® Guide, Buyer's Checklist)
- The same identification information collected through contact forms, plus a record that you downloaded the document.
From the AI chatbot
- The full transcript of your chat conversation.
- Any name, email, or phone number you share with the chatbot.
- The chatbot is operated by Chatbase. Conversations are processed by Chatbase under its own privacy practices and used to improve our service.
Automatic information when you visit the site
- Standard server log data: IP address, browser type and version, operating system, referring URL, pages viewed, timestamps.
- Cookies and similar technologies — see Section 5 below.
What we do not collect
- We do not collect Social Insurance Numbers, government ID numbers, banking information, or credit card numbers through this website. Any payment for a Modular Homes 400 transaction is handled directly between you, the manufacturer, and your lender — not through our site.
3. How We Use Your Information

- Vercel — website hosting, web analytics, and Core Web Vitals (Speed Insights). Vercel Analytics is privacy-friendly and does not use cookies or persistent identifiers.
- HubSpot — customer relationship management and email marketing
- Resend — transactional email (form-submission notifications)
- Chatbase — AI chatbot
- Google Places API — address autocomplete in the ADU Checker
- Google Analytics 4 — aggregate website usage analytics (anonymized, IP truncation enabled)
With legal authorities when required
We may disclose information when required by law, court order, or to protect our legal rights or the safety of others.
In a business transaction
If Modular Homes 400 is sold, merged, or restructured, customer information may be transferred as part of that transaction. The acquiring party would be bound by this policy or a substantially similar one.
5. Cookies and Tracking

- Active prospects and customers: for the duration of the relationship plus 7 years to meet record-keeping obligations.
- Closed transaction records: 7 years from closing for tax and CRA compliance.
- ADU Checker results: 12 months from the date of the request.
- Chatbot transcripts: 12 months.
- Marketing email lists: until you unsubscribe, then we retain a record of unsubscribe to honour it.
8. Security
We protect your information using industry-standard safeguards: HTTPS encryption for all site traffic, role-based access for our team, vendor selection that prioritizes SOC 2 or ISO 27001 certified processors, and physical security at our office. No system is perfectly secure. If a data breach affects your personal information, we will notify you and the Privacy Commissioner of Canada as required by law.
9. Children's Privacy
This website is intended for adults considering housing transactions. We do not knowingly collect information from children under 13. If you believe a child has provided us with personal information, contact our Privacy Officer and we will delete it.
10. International Transfers
Some of our service providers (Vercel, Google, HubSpot, Resend, Chatbase) operate servers in the United States and other jurisdictions. By using our site, you consent to your information being transferred to and processed in those jurisdictions, subject to the protections described in this policy.
11. Changes to This Policy
We may update this policy from time to time. The “Last updated” date at the top of the page reflects the most recent version. Material changes will be flagged on the website's home page for at least 30 days before they take effect.
