Home/Home Buyers
For Home Buyers
A modular home that fits your lot, budget, and timeline.
29 Parkland Series floor plans, factory direct from $179,000. CSA Z240MH certified, Ontario Building Code compliant. Multiple financing paths available — we walk you through them. Delivered and installed in 4–6 months from contract. The only question is which one.
Why modular
Same as a stick-built home, only faster, cheaper, and better-built.
Built indoors. Inspected at every stage. Delivered ready to live in.
4–6 months, contract to keys
Site-built homes take 12–24 months. Modular factories don't stop for weather. Your timeline becomes predictable.
HST rebates on a new home
New-home HST rules are changing in 2026 — some now law, some still being finalized, all claimed through the CRA. You pay the HST and claim what you qualify for afterward with your lawyer; we map which rebates apply to your purchase.
CSA Z240MH certified
Factory-built to Ontario Building Code under Part 9.1.1.9. Insurable, financeable, and ARU-eligible at the provincial level. Financing path differs from site-built — we explain it before you sign.
Factory-direct pricing
No general contractor markup. No subcontractor stack. You're buying the house at builder cost, plus delivery and install.
