Is Centre Hastings the same as the Township of Madoc?
No. Centre Hastings was created in 1998 by amalgamating the Village of Madoc with Huntingdon Township, and its office is at 7 Furnace Street in Madoc. The Township of Madoc is a separate municipality surrounding it, with its own office on Highway 62 near Eldorado. Both share the Madoc post office and the same postal code, so a mailing address will not tell you which one you are in — your property tax bill will. It matters: Centre Hastings requires municipal water and sewer for an additional unit, and the Township of Madoc has neither and permits one on a well and septic.
Can you build a garden suite / ADU in Centre Hastings?
Yes, where the lot qualifies. §4.26A permits up to three residential units in a detached, semi-detached or rowhouse dwelling, one of which may be in a detached accessory building. But two conditions gate it: the unit must be connected to municipal services, and the lot must front on a year-round municipally maintained public road. Municipal water and sewer exist only in the former village of Madoc, so in practice the as-of-right backyard suite is a village product.
Can you build an ADU on well and septic in Centre Hastings?
Not as-of-right. §4.26A(v) says an additional residential unit is only permitted if it is connected to municipal services, and the Rural and Rural Residential zones expressly require a private well and septic — so the two provisions do not meet. That is not a dead end: the path on a rural lot is a minor variance or a site-specific amendment, handled by Hastings County planning on the Municipality’s behalf. If your property is in the surrounding Township of Madoc rather than Centre Hastings, the answer is different — the Township permits a second unit on a well and septic.
How big can a backyard suite be in Centre Hastings?
There is no fixed maximum floor area. A detached unit is capped by the accessory-structure lot coverage — 10% of the lot in the village residential zones, and only 5% in the Rural Residential and Limited Service Residential zones. Height is either the principal dwelling’s 11 m (≈36 ft) if you meet the full setbacks, or 5 m (≈16 ft) if you use the 1.2 m (≈4 ft) reduced-setback option with a privacy fence.
What is a garden suite in the Centre Hastings by-law?
Something different from an additional dwelling unit, and worth not confusing. The by-law’s "garden suite" (§3.81, §4.11) is a temporary, portable structure — maximum 4.5 m high, sited behind the house within 4.5 m of it, drawing its services from the main dwelling, subject to site plan control, and requiring Council to pass a temporary-use by-law valid for at most ten years. The additional dwelling unit under §4.26A is the permanent product.
Can you put a modular home in Centre Hastings, Ontario?
