Anything bigger, taller or on a smaller lot needs a Committee of Adjustment minor variance ($1,415) BEFORE the permit.   2. Check the Grand River Conservation Authority's 'Map Your Property' tool — if any part of the lot is in a GRCA-regulated area, GRCA approval is a separate, parallel step the Township requires before it will issue the permit.
  3. Retain a BCIN designer and assemble the residential drawing set: site plan (setbacks, rear-yard coverage, the 1.2–1.5 m pathway to the street, driveway and parking), foundation plan, floor plan, elevations and cross-sections, plus the Township's Building Code Data Matrix, Energy Efficiency Design Summary, Residential Mechanical Ventilation Design Summary and Roof Truss / Engineered Floor Layout Review Form.
  4.
