There are a lot of very cheap backyard buildings for sale right now — on Marketplace, on overseas marketplaces, in pop-up ads. Some are perfectly serviceable. Some are a shed with a window and a price that only looks low until you add up what it takes to actually stand it up in your yard.
The listing almost never tells you which one you are looking at. These eight questions will, and they work on any supplier — including us.
1. Does it carry a CSA label — and can they show you?
This is the question that separates a building from a shed.
CSA A277 certifies that a factory-built structure was inspected, in the plant, against the building code. CSA Z240MH is the manufactured-housing standard. One of those labels is what lets a municipality treat a factory-built unit as a real building rather than a mystery object on a truck.
Without a label, a unit generally cannot be permitted as a dwelling, and a lender will not finance it. If all you want is a room to work in, that matters less — but ask anyway, because the answer tells you what you are actually buying. "It meets code" is not an answer. A label number is.

2. Who pulls the building permit — and is it in the price?
In Ontario a detached accessory structure generally escapes a building permit only under 10 m² (about 108 sq ft), and that exemption dies the moment you add plumbing. Anything bigger than a garden shed needs a permit.
So ask: who prepares the drawings, who submits them, who meets the inspector, and is any of that in the quoted price? Usually it is not.
If a seller tells you that you will not need a permit for something meaningfully larger than 108 sq ft, that is the answer to walk away on. It is also worth knowing that "no permit required" never means "no rules" — setbacks, lot coverage and height limits apply to accessory structures whether or not a permit does.

3. Is the electrical ESA-certified for Ontario?
Electrical work in Ontario is inspected by the Electrical Safety Authority. A factory-wired unit has to satisfy it, and so does the connection back to your house.
An uninspected panel is two problems at once: a safety problem, and an insurance problem. Insurers can and do decline claims arising from unpermitted, uninspected electrical work. Ask for the certification, and ask who is arranging the ESA connection authorization on your site.
4. What is the effective R-value — not the nominal one?
Nominal R-value is the number printed on the insulation. Effective — or whole-wall — R-value accounts for heat escaping through the studs, and it is the number Ontario's SB-12 energy rules are actually written in.
The gap is not small. A nominally R-21 wall commonly performs at R-13 to R-15 once framing and air leakage are counted. A seller who cannot tell you the effective number has probably never calculated it, which tells you something about the rest of the engineering.
This matters more in a small building than a large one: a backyard cabin has an enormous amount of exterior wall relative to its floor area, so a weak envelope shows up immediately in what it costs to heat.
5. Who honours the warranty, for how long, and are they reachable in Ontario?
A warranty is worth exactly as much as the entity standing behind it.
Ask who honours it, what it covers, how long it runs, and whether there is somebody in this province who will show up. An overseas supplier with no Canadian presence is, in practical terms, no warranty at all — and a warranty that covers "manufacturing defects" but not water ingress, movement, or finish is close to the same thing.
6. How is it anchored, and what does it sit on?
A building has to stay where you put it, in Ontario weather.
Ask what foundation the unit is designed for — screw piles, sonotubes, a slab, or a prepared gravel pad — and whether it is engineered to sit below the frost line. Frost heave is what lifts and racks an under-supported structure over a couple of winters, and it is the single most common way a cheap backyard building fails.
Then ask the structural half of the same question: what snow and wind loads is it engineered for? A design drawn for a milder climate will not do here. Ask which municipality's climatic data it was engineered to, and ask to see the engineer's stamp. Both answers should be in writing, not in a chat thread.

7. Are delivery and crane included — and can the truck actually reach the spot?
Two different questions hide in here, and both cost real money.
Delivery is the trip. It is usually priced per kilometre from the factory, plus a set-up charge, and on a long haul it is not a rounding error.
Placement is getting the unit off the truck and onto its footing. That is frequently a crane, and a crane needs somewhere to set up, a clear swing path, and no hydro lines in the way. Plenty of backyards cannot take one — which turns a delivery into a much larger and more expensive problem discovered on the day.
Ask for both as separate line items, and ask whether anyone has looked at your actual access. A supplier who has never asked about your driveway, your gate width, or your overhead wires has not thought about placement at all.
8. What is the all-in installed price?
The sticker is the unit. The project is the unit plus everything below.

The advertised price is one line of eight. Here is the worksheet — ask any supplier to fill in every row, in writing, before you compare anything:

We are deliberately not printing dollar figures for the six middle rows, because an honest number depends on your lot, your municipality and your distance from the factory — and a made-up range would be exactly the kind of confident guess this page is warning you about. What we can tell you is the shape of the answer: the lines below the sticker routinely add up to more than the sticker itself, and on a low-priced unit they frequently add up to several times it.

The three answers that should end the conversation
Most of the time you will get a reasonable answer to every question above. Occasionally you will get one of these, and each is a complete answer on its own:
- "You won't need a permit." For anything meaningfully over 108 sq ft in Ontario, this is either wrong or it is advice to build illegally.
- "It's built to code." Which code, certified by whom, and where is the label? A structure is code-compliant when an inspector says so, not when a listing does.
- "Delivery is extra, we'll sort it out later." Placement is where a cheap purchase most often becomes an expensive one. Get it in writing before you pay a deposit.
None of this means the cheap unit is the wrong choice. It means you should know which of the two things you are buying — a finished, permitted, warrantied building, or a kit that becomes your problem the moment it is unloaded. Both are legitimate purchases. Only one of them is the price on the listing.
